Concept Development

Every location tells its own story and often harbours potential that isn’t immediately apparent. This is precisely where we come in: based on a thorough analysis, we develop concepts that are tailored to the location, the target audience and the vision we have created for that particular site. In doing so, we often deliberately break new ground, as markets, customer behaviour and property requirements are constantly changing. We see it as our task to find the right answers – strategically, creatively and with a clear focus on feasibility.
For our clients, this results in a bespoke utilisation concept with a tailored mix of sectors and tenants. Many of the properties we manage are multi-use developments, where retail and hospitality are sensibly combined with other uses such as hotels, residential, offices or complementary concepts. This diversity not only creates appeal and footfall but also helps to minimise risk, as the property is supported by several economically viable pillars.
In practical terms, we structure spaces, define circulation routes and support the conceptual development in close collaboration with architects, owners and legal advisers. At the same time, we use well-founded yield forecasts to create a reliable basis for economically viable decisions and the sustainable positioning of the property in the market.

Marketing

Unlike many others, we not only develop usage concepts and tailor-made sector and tenant mixes, but also take charge of the active marketing. We identify suitable tenants, conduct negotiations on equal terms and support the entire process right through to the signed tenancy agreement. In addition, we contribute our expertise when it comes to approaching investors, financing models and the economic structuring of complex property projects. In this way, we combine marketing, positioning and economic feasibility into a holistic approach.
We work on the basis of sound rental income forecasts and a carefully tailored set of lease agreements, developed in close consultation with the owner and their legal advisers. In this way, a vision becomes a concept and a concept becomes a robust reality – with tenants, investors and structures that are a good fit for the property in terms of content, concept and economics.
