We are Sabine Stöhr and Antonio Matias Lopes – known for forward-thinking concepts and letting solutions that go far beyond the retail sector.
Our work begins where standard solutions are no longer sufficient. The changing landscape – which we have been experiencing for some time, not just since the pandemic – such as online shopping, working from home, delivery services and new consumer priorities – calls for innovative approaches. We analyse each location individually and develop bespoke usage concepts that create added value and offer exceptional solutions.

Fünf Höfe, Munich
First letting
What do you do with an entire neighbourhood in one of Munich’s prime locations – on Theatinerstraße, right in the heart of the city? Our answer: You develop a usage concept that not only capitalises on the quality of the location, but redefines it. Among other things, we analysed expectations and customer behaviour in detail – the result is a diverse mix of uses with a deliberately high proportion of restaurants and bars, which has created new classics. This has been a success on multiple occasions – including with the now legendary Schumann’s Tagesbar. The retail offering has also been carefully curated: brands and concepts that are new, unique, special or deeply rooted in Munich’s traditions define the scene. The offering is complemented by a supermarket for everyday needs – pragmatic, yet indispensable. In conjunction with the Kunsthalle München, numerous high-calibre offices and apartments, a vibrant, urban centre has thus emerged – a place with charisma, character and practicality for everyday life. A ‘place to be’ from the very start – and to this day an integral part of Munich’s city centre.
Antonio Matias Lopes complements this with his exceptional expertise in structuring, positioning and enhancing the value of complex property projects. This includes, in particular, portfolio restructuring, asset management, investor relations, strategic reorientation and the development of scalable property and usage concepts. Furthermore, he brings a wealth of international experience to the table – in addition to many European countries such as Portugal, Spain and Italy, he has also worked in Brazil, Egypt and Turkey. He founded Multi Mall Management in Portugal, one of the most renowned centre management firms in Southern Europe, and developed the ‘Forum’ brand there, which continues to be successful to this day, much to the delight of many international investors.

Outlet Village
Meet the busiest land border between Spain and Portugal right on the oldest border in Europe, halfway between the two iberian capitals- a new regional hub. ROV- La Raya Outlet Village will become the only iberian cross-bordering Designer Outlet Centre offering more than 140 fashion and Iifestyle brands with fixed reductions >30% off compared to the regular retail price (RRP). The opening of the centre is planned for Q3 2028.
